Our home buyer pool inspection is the same diagnostic we perform for leak detection — pressure testing, dye testing, shell assessment, and equipment evaluation. The difference is the framing: the report is written for a buyer who needs documented findings before making a purchasing decision.
Full Pressure Test
Every plumbing circuit is pressure tested individually — return lines, suction lines, and all shell connections. We confirm which lines hold and which don't, and document the pressure loss data for any failed circuit. This is the only way to confirm whether the pool has an active underground plumbing failure.
Dye Testing & Shell Assessment
We dye test skimmer throats, return fittings, light niches, and any visible cracks in the shell. The full interior is assessed for condition — plaster quality, crack pattern, surface integrity. Findings are documented with location and condition detail.
Equipment Pad & Structural Assessment
The full equipment pad is assessed under operating conditions. Deck condition, coping integrity, and any signs of foundation movement are documented. If there are indications of structural concern, we note them in the report with appropriate context for the buyer.

Schedule During Inspection Period
Contact us as soon as your offer is accepted and your inspection period begins. We schedule within the period and confirm access with your agent or the seller's agent. We need the pool equipment to be operational during the inspection.
Full Diagnostic Inspection
We run the complete diagnostic — pressure testing all plumbing circuits, dye testing surface fittings and shell features, assessing the equipment pad under operating conditions, and documenting the structural condition of the shell, deck, and coping.
Same-Day Written Report
You receive the full written report the same day as the inspection. Every finding is documented — what was tested, what was found, and what it means. The report is written clearly for a buyer, not in technical jargon.
Repair Estimates If Needed
If the inspection identifies active leaks or required repairs, we provide written repair estimates that you can use in negotiation with the seller. If you proceed with the purchase and then schedule repairs with us, the inspection fee is applied toward the repair cost.
If the inspection identifies repairs and you proceed with us after closing, the inspection fee is credited toward the repair cost.

A pool can be actively leaking hundreds of gallons per day and pass a standard home inspection without any notation of the issue.
As soon as your offer is accepted and your inspection period begins. We need the equipment to be operational and access to the pool, equipment pad, and surrounding area. Schedule early — ideally in the first two to three days of your inspection period — so you have time to review the report and act on the findings before your inspection period expires.
Yes. The written report documents every finding with enough detail for you and your agent to use it in negotiation — requesting repairs before closing, a price reduction, or a credit at closing. We can also provide written repair estimates for specific items to support the negotiation.
Passing the inspection means no active leaks were confirmed during the diagnostic, the plumbing circuits held pressure, and the shell and equipment showed no significant issues at the time of inspection. It doesn't guarantee the pool's future performance or account for conditions that weren't detectable on the inspection date. We document exactly what was tested and what was found — no more, no less.
