Why Dallas Pools Leak
Dallas has some of the oldest pools we work on. The houses in Lakewood, the M Streets, and Kessler Park go back to the 1920s through the ’40s, and Lake Highlands filled in after that. Many of the pools behind them are gunite shells from the ’60s and ’70s that have been patched before, so we don’t assume the last repair is still holding.
Most of Dallas is on clay that puffs up in a wet spell and shrinks and cracks in a dry one. Your pool and the pipes out to the equipment get pushed and pulled every season, and after a few decades, that’s enough to break underground lines and crack shells.

How We Find the Leak
Initial Inspection
We start with a look at the pool, deck, equipment, and yard, and we'll want to know how fast it drops with the pump on compared to off.
Dye Testing
We put dye in the water next to the skimmers, returns, lights, drains, and any cracks. Where water's escaping, the dye gets pulled along with it.
Pressure Testing
We plug each line and put it under pressure, and the gauge tells us which one can't hold it.
Acoustic Detection
We use listening equipment along the bad line to find where it's broken before anybody cuts concrete.
Structural Evaluation and Report
We'll point out any sign the shell or deck has moved, and a licensed Texas engineer comes in on anything structural.

In the middle of summer, a pool can lose about a quarter inch a day to evaporation. Anything faster than that, or any of the signs below, means it’s time to get it checked:
- It needs water more than once a week
- A water bill that’s gone up with no explanation

How much does pool leak detection cost in Dallas?
It comes down to the size of the pool and how much plumbing there is to test, plus how hard that plumbing is to get to, and we’ll give you the price before we start. You’ll get a report on what we found, and any repair is priced separately. An average repair costs about $2,500.
What leaks do you find most in Dallas?
We find more underground pipe breaks and shell cracks than anything else. Skimmers pulling away from the pool are common too, pretty much everywhere in town. And if an older pool’s been patched before, we test the old repairs along with everything else.
How do I know if it's a leak or just evaporation?
With the 24-hour tape test, you turn off the autofill, put a strip of tape at the water line, and mark the level. Give it 24 hours without adding any water, then check the mark. On a summer day, evaporation alone can take about a quarter inch. If the pool’s dropped more than that, you’ve probably got a leak, and if it drops faster with the pump running, that’s another sign.
How long do repairs take?
Most crack and skimmer repairs take one visit. Leveling a pool with steel piers usually runs two to three days. Underground pipe work can take 3 to 5 business days depending on where the break is and what’s on top of it, and you’ll know the timeline before you say yes.
Can you check the pool before I close on a house?
We can, and with the older pools in Dallas it’s a good idea. Home inspectors around DFW send buyers to us before closing. If the seller already had pier, pipe, or seal work done by us, that warranty can move over to you with written notice within 30 days of closing. The pier warranty then runs five years from closing, and the pipe and seal warranties run out whatever time they have left. Details are on our warranty page.
