Two Counties, Two Kinds of Soil
The Collin County side, to the east, is on heavy Blackland Prairie clay. Out west toward Denton County the soil gets lighter, and we keep that in mind when we're working out why a pool is cracking.

Some pools from the busiest years were built on poorly packed soil or with lighter pier support. Those are the ones cracking and losing skimmer seals younger than they should.

Here's the order we do things in.
Find the Failure
Before anything else, we test. We put pressure on the underground lines, use dye at the fittings and shell openings, and take a careful look at the shell, deck, and equipment pad. Then we show you what we found.
Written Repair Estimate
The estimate lists what we'll fix and what it costs. If the pool only needs one small repair, that's all you'll see on it.
Make the Repair
The fix depends on what we found. It could be as small as resealing a skimmer or as big as steel piers under the pool, which we do with a licensed Texas engineer.
Warranty
Pier work carries a lifetime warranty, and pipe and seal repairs are covered for 3 years. The details are in the warranty section below.
Every Repair Backed in Writing
If a pool has been stabilized with steel piers, the structural repair is covered for life. Selling the house doesn't end it: give us written notice within 30 days of closing, and the warranty goes to the buyer. The pier warranty then runs 5 years from closing, and the 3-year warranties run out their remaining time.

On the older pools, it's underground pipes and skimmers. Pools built in the 2010s are more likely to have cracks from the 2021 freeze or skimmer seals that let go early because the clay moved.
The clay starts pushing on a pool from its first wet season. If the ground wasn't prepped well or the pool didn't get enough pier support when it was built, it can crack well before it's 10 years old.
We can usually finish a crack or skimmer repair in a single visit. Steel piers take 2 to 3 days, and an underground pipe repair usually takes 3 to 5 business days. You'll get the timeline with the estimate.
